管理出租房产可不是只管收租那么简单,财务责任可是一大堆!弄清楚哪些支出由房东承担,哪些由租客负责,能避免很多不必要的纠纷。一般来说,房东负责那些“无论有没有租客都要付”的开销,而租客只需支付自己使用的水电等费用。 房东要掏的钱 房东得负担以下这些“固定”开销,毕竟房子是你的嘛: 市政税(Council Rates):法律规定,这玩意儿得由房东支付,没得商量。 保险费(Insurance Premiums):不是强制的,但聪明的房东都会买个房屋保险。不过,租客的个人财物不在保险范围内,自己保重! 物业管理费(Body Corporate Levies):如果房子是公寓,那得交这笔钱,毕竟公共区域的维护可不能指望物业自掏腰包。 固定水费(Fixed Water Charges):房东要交固定水费,租客只需付自己实际用的水。 燃气罐(Gas Bottles):房东得提供“够用的燃气”让租客可以马上洗热水澡、做饭、取暖。之后的加气费,租客自己解决! 光纤安装(Fibre Internet Installation):如果租客要求安装光纤,房东得批准(除非有特殊情况),毕竟现代人没网活不了。 租客要掏的钱 租客入住后,以下费用就由他们自己承担啦: 水费(Water Usage & Waste Water):用多少水,交多少水费。房东记得按时寄账单,不然租客可能会装糊涂。 电费 & 燃气费(Electricity & Gas):租客通常需要自己开账户,自己交钱。不过如果有公共用电(比如楼道灯),这笔钱由房东负责。 网络 & 电视订阅(Internet & TV Subscriptions):租客如果想在家追剧、打游戏,那就得自己掏钱(除非房东把网络包在房租里)。 特殊情况,别忽略! 蓄水池(Water Tanks):如果房子用的是蓄水池供水,房东得在租客入住前把水箱加满(一般是 10,000 升)。之后的补水费用就轮到租客了!要注意的是,即使房东只加了一半的水,账单还是按整罐算的,得提前沟通好。 共享电表(Check Meters for Shared Power):如果多个单位共用一个电表,房东最好装个分表(不然租客们会为了谁用电多吵翻天)。 电视安装(TV Installation):租客想装数字电视,得先跟房东打报告。 不得随意断水断电(Utility Supply Interference):房东不能擅自切断水、电、燃气供应,否则可能会被罚款 最高 $1800!还是老实点吧。 最后总结一句:租房关系里,钱的事儿一定要说清楚。房东和租客各付各的,别模糊不清,免得最后闹得不愉快!
